Great build! By far the coolest thing are the inverted tan bricks outside to create a backdrop with condos. Ingenious idea! -

Brilliant! I really like the mirror dimension (great idea) and Starks house. However Asgard is ingenious. One of the coolest piece usages I‘ve seen! -
I have sold quite a few MOCs of my modular buildings so far, but not the MOC itself, rather a building kit containing all needed parts in new condition and I am continuing to do so. I totally agree with what MAB said: You need to know if there is a market. In my case I know that because I have sold a 4 digit number of building instructions and had also quite a few buyers asking for the parts as well. I buy parts from my local LEGO store PAB wall in bulk if matching parts are available. The majority however is bought from LEGO BNP and Bricklink. My best advice? The number one rule of retail: You earn money on the buying side, not on the selling side. ;-)

Thank you everyone! Thank you. I laways wanted to build a facede with tiles/plates crossing each other and it proved to be quite a challenge, especially the horizontal tiles crossing the vertical ones and reaching all the way to the windows (which themselves are also half a plate offset, so the whole construction had to be at least 2 bricks thick). In the end my solution was to stack multiple of those: The horizontal lines crossing the vertical ones were only possible because 1x2 tiles to not have a fixed connection point and can be freely moved among a single stud. Once I had this design done, the next challenge was to find the correct colors as not all parts exist in all colors. Especially the wedge tiles. Thanks! Yes, the roof technique is blatantly stolen from the Parisian Restaurant. ;-) My first approach was to build it with 3 instead of 4 floors again, but the overall balance didn't feel right to me. Moreover since the single floors are not that high as my previously modulars, the overall building is not much larger than my Sushi Bar or Tailor: Thanks! Unfortunately I do not have any official modulars built at the moment, so the above screenshot can only give you a comparison to my other buildings. Here is a (very old) picture from 2015 where you ca see the size of my tailor against the Parisian Restaurant, the Palace Cinema and the Grand Emporium:

My 10th modular building: A modular pharmacy. Some first timers for me. First time to design a model with Studio and not LDD. Moreover first time to build a modular with 4 instead of 3 floors. The lowest level features a pharmacy where minifigs can get everything for their well-being. One level above a shrink has his office. Apparently the guy from the casino who lost a lot of hard earned studs is here to do something against his gambling addiction. As soon as he lays down he can no longer hold himself back. The shrink however only looks at the clock above him to ensure maximum profit. The shrinks profit goes into the two upper level where he turned the old apartment into a fancy looking one including an island kitchen and a jacuzzi. Oh, what a huge improvement! The morgue is hilarious and the interior details throughout are simply amazing. Now I am afraid to finish the police station I am working on, because I will never be able to fit so many cool things into a 32x32 footprint! Maybe I should go for 64x32 as well... ;-)

Beautiful! Interesting usage of the 2x2 round slopes for the roof (I also still have way too many of them laying around from a PAB haul...). The interior details are stunning as always (you beat me with the floor design using headlight bricks! I‘ve done this for an unfinished model as well. ;-))!
