If the best is kept last, I hope it won't disappoint. Because it surely is the last reveal for January 1st releases up to March.

There's a Minecraft build version of the new modular on Reddit Legoleaks. It lacks fine detail (because of Minecraft blocks), and gives me mini Assembly Square vibes with the layout around a central courtyard.

In the past these Minecraft build leaks have come a day or two before the official reveal, so not long to wait.

Leak is out there. One of the best if not the best in recent years. 

Tudor Corner was very nice in my opinion but this one is an even clearer day one buy for me.

Love it!

I suspect that the interiors will feel small, and the top floor attic looks to be really tiny, but the overall impression is great. Lots of techniques, angles, curves, and some lovely colour blocking.

And a white pigeon, as well as a grey one!

I like it, looks good, just a bit too much sand green for me, given it’s been used a lot in previous modulars.  Like the dark tan though, I told Jamie Berard modulars needed more dark tan 2.5 years ago!  Nice angles, nice height, pigeons, new kinds of shops.

I don’t think a hospital or school can ever be done successfully, not even on two baseplates, so happy that they avoid these, maybe a small medical centre or GP surgery one year.

Didn't we say that about Tudor Corner too? I didn't think that was real first, but this seems to be in the same genre. It really does feel like they're choosen a new path with the modulars, and I am all here for it.

What I find most surprising is that the rumours were true - it’s a furniture store. But it shows that even knowing the type of shop tells you nothing about how it will look like 

 

Edit - I love the window detail of the tan building. It looks like a Polish Pierogis

Wow at the angles. I'm loving what I see. Om guessing Brickleys is the music store? I do think they need to expand their color palette. The colors remind me of Parisian Restaurant and Brick Bank.

I really like it. It’s very reminiscent of a design idea of the Boutique Hotel. Love the dark orange/tan combo. And dark blue on the roof is great. Sand green is always a good decision. Love the layout of the buildings. It looks like they’re connected, but it also vaguely looks like there might be a walkway between(or steps getting into the music shop). 
 

I was looking over my city wondering where to put it. I was hoping it would be a 32x32 because that would be easiest. But with the name, I figured it would be at least 48…so I have some work ahead of me.

Hmm.  Interesting.  I quite like it overall, so I’m hopeful this is not just some AI generated crap, or knock off brand model.  The shapes are very reminiscent of the Boutique Hotel, and I quite like the split, although the drop in height between the two sides is quite marked.  I’m just wondering where it’ll fit best.  Possibly next to assembly square, on the right, and maybe on the art gallery side of the boutique hotel.  

Of course I’ll be adding it to my collection.

Looks great and eagerly awaiting more pictures. Tough to top the Tudor Corner but this one gives off British shop vibes to me, which is not a bad thing.

Bunch of people saying this is awful and the first Modular building that they won’t buy. Every single year there are people saying the exact same thing (except maybe for Tudor Corner, didn’t see much negativity for that one). I love it, and can’t wait!

The use of white for the main building is lovely, especially for the contrast you get with the sand green base and dark blue roof, but in this render (and maybe in real life) it really highlights the gaps and to a certain extent the edges of bricks/plates that are touching each other. Also, there are lots of small gaps because they've got so many curves and angles. I suspect in real life it won't be as prominent, but it's certainly different from the flatter/more solid designs of others.

The thing that keeps drawing my eye is the dark blue roof. I really like the idea of it, but it feels like it might be a bit small and that with it having windows, it should be a little taller to make it a functional attic space. I thought the same about the roof on Natural History Museum, which just seemed too small for the effect they were trying to pull off. At least they are consistent between the two and the scaling won't be off.

And the dark blue dome feels flat. I wonder if it would be better as a more rounded dome.

But overall, it's great. It's vibrant, full of life, looks like a great place to be, and the cut through alley might lead to something interesting at the back, perhaps a small courtyard seating area? If not, it would be a fun and easy think to add.
