Most other ones I've read say 2024 too, but Brickset's description changed from 2024 to 2023 a short while ago. -

Seeing as they shelved the original 2023 modular in favor of the Jazz Club, it's fairly reasonable to assume they'll release it at some point. https://www.brickfanatics.com/lego-original-2023-modular-building-scrapped Brickset has it listed that the Police Station and the Daily Bugle are both set to retire by the end of the year, along with AS and BS. Theoretically this would free up a second spot for a newspaper press... -

I think Museum could be likely for the 20th anniversary modular in 2027, at a similar scale to AS. They could include callbacks to classic Lego themes and sets. I don't think Museum would really work too well unless it was on the bigger baseplate. -

After a full year of retirement, Modulars usually double in price. Your best bet is to get it soon after it retires, while there are still many copies available. I'd say to buy it sooner than later, so then you won't have to pay extra money for it when you have the room. -

The Diner looks really good with classic cars like 40448 and 40409. Those could probably be bought from a reseller for about 20$ each. The Bookshop would probably look nice with some smaller vehicles like bicycles or motor scooters. -

This photo from the official Police Station description on S@H, suggests that the Diner has indeed been retired, as it is not pictured alongside the other recent Modulars. So it also looks like Assembly Square may be sticking around for another year. -
The car looks fabulous! I really like the use of stud shooters and minifig hands for the trunk and branches on the tree. What parts did you use to make the whitewall tires? They look really nice.

The torsos for the male officers are new in this set, the chief's torso was new in 60246 earlier this year.

That would've been pretty cool. A picture of the car has surfaced on Brickset and it looks really good nonetheless. There's no word on whether it'll be the GWP with this set but it seems likely.

Corner Garage didn't sell well because of the quality of the set for that price. With CG we're getting a building that fills only half the baseplate, and about a 100 of the pieces are small 1x1s used for decoration. With the 2021 building, we're looking at a high quality build that fills up almost the entire baseplate! And it's confirmed to be $200 USD, so probably about 170€. Yeah, who is that guy? His right leg looks like it has a cast on it or something. And what's that white stripe across his torso for? -

3000 pieces... for a building that takes up pretty much the whole baseplate... for $199.99 USD... Much better deal than the Garage. -

If it's with a car, I hope Mike Psiaki has something to do with that aspect, because the cars he did in DD and CG were pretty cool IMO.
