Too late for it to happen now...must be sometime next week! Still no leaked images either... -

Would love it to be Justin Ramsden - he's designed some fantastic sets in recent years. -

I seem to remember an Art Gallery was mentioned last year quite strongly before the Police Station was revealed - with Jamie Berard said to be the designer. -

An Italian style Art gallery was the rumour last year. Turned out to be false...unless they were a year out. -

The Garage is probably my least favourite Modular as well...having said that i'd say it does look better in person than in pictures! The exterior looks great - for me it's the interior which is lacking, and it feels odd having a Vets above a garage. I'm currently in the process of moding mine - I've taken out the Vets/apartment and am moving the gym from the Downtown Diner in there. I've made each floor bigger as well so it now fills the whole base plate (into the corner). But well worth picking up! Re Anniversary I hope so to! It's the 15th one this year so will be interesting to see if that warrants anything special. -

It's likely to be the next modular to go yes - especially if there's a bigger Modular coming for the 15th Anniversary next year. I don't think there's been any offcial indication though. Recently modulars have all retired towards the end of the year, but if anyone is after this set it's probably worth getting it sooner rather than later. -

I could see a small doctors surgery - maybe slightly bigger than the vets in the corner garage. So a waiting room, main doctors office and then perhaps another room for a nurse/X rays. As others have mentioned, a full hospital might be difficult. I think rather than a school a nursery/kindergarten is more likely - to me that's more managable as it could be a single room and think it offers lots of chances for fun mini builds with play equipment etc. A museum is still number 1 on my want list - would be so fun to include nods to both lego and modular history. If they did another anniversary set, it might be a candidate. -
I know there's issues with DPD not doing the correct paper work/it taking longer to fill out (Probably partly Brexit, partly the pandemic) so things are taking longer than they should. It would've been dispatched from Belgium so maybe that customs update was just late to be added on. People in the UK have recieved there Police Stations though so fingers crossed it'll be with you soon!

I think it'd be interesting if they did a larger corner corner building for the anniversary next year - so on a 32x32 and 16x32 baseplate like Assembly Square - so one side of the corner would be longer. It would allow a wide variety of different facades and be something different to what we've had before. Would work well for a museum perhaps! It could be smaller at the back/the actual corner cut into a bit more to keep the brick count down. Think it could be quite cool :) -
I think I like it! Love the Police station mainly. For me it's slightly odd if the only way to acsess the apartment is via the ladder at the back and I would have preferred if the green building was the same style as the Police station. So many opportunities to mod this one but a great starting point to begin with!

It looks tall but also there seems to be some kind of mast/chimney on the top which perhaps makes it taller than it actually is. -

There's a longer version on Facebook - 100% the modular reveal and I assume the designer as well! https://fb.watch/1_bNhZb3Rc/ -

Whilst i'm increasingly thinking @theremin is proving good information and this will be the modular we're getting...I'd love if he was actually Jamie Berard in disguise spreading false rumours! -

Would be a nice nod if one of the bits of artwork was the same as the artist is painting in the Parisian Restauraunt! If this rumour is true and Jamie has designed it...do you think it's a reflection that the last few modulars perhaps haven't been as well recieved? Personally I like them all and it seems most people do, but some have been more critical seemingly of DD, CG and the Bookshop compared to most Jamie has designed. -

I'd certainly like to know what the source of this information is...as as far as I can tell this is the first info on any website where someone is claiming they know what is is.
