Yup, only the piece count seems to be a 'confirmed rumor'.

Let me add my speculation: a) it can indeed be a large building, or b) perhaps a regular building with an expansive grounds, like a promenade, or driveway, or park, or flea market, etc. The latter would work with an inverted corner build.

The tallest modular so far is the Town Hall right? What if they're trying to do a other taller modular making it the tallest, but only on a 32x32 plate? Perhaps a lofts or apartments style modular?

I would not mind it. Although it will be somewhat competing with the Bugle and upcoming Avengers Towers.

I mean, some of us have been asking for more than 3 floors… a skyscraper for Modular Building Collection. Sure, Daily Bugle is considered as “modular” but still.

and maybe  it will not be a skyscraper this time?

I’m with a few others here. I love the idea of a 48x32 modular, but I'm not sure if it’ll be a single use building.  If they have got one on the way for January, I’m surprised it’s not been held onto, for an anniversary set.  With 18 buildings over 17 years, we’re not really near a 20th anniversary set. Mind you, Assembly Square was the 12th Modular, so perhaps there’s no real pattern. 
As for it being a 32x32 plate, but tall, I really hope not.  It’ll dominate the rest of the series, and possibly look out of place. This is one of the reasons I’ve not yet purchased the daily bugle.

I hope the new modular will be a modular garden. 32x64 or 32x96 stud. So we can display modular buildings around the garden like central park in New York city 😁😁

I love this idea, the centre piece to all Modulars, could include little notes to all the previous Modulars within it too. And lots of opportunities to have new and interesting building techniques, lots of little builds, bridges, seating spaces, etc. If it’s not this year then there needs to be a campaign for it to be the 20 year set. 
 

I was really starting to feel this year was going to be the post office & shop, but I feel this fits better with the previous piece count. If we do have the largest ever modular then a hospital has to be the top contender. Just don’t think it will be for me though at that size - but let’s wait and see.

I like that idea! However, since there is no building in the garden if it goes by 32x64 or 32x96. I really don’t mind if there is a garden next to building. Let’s say - Sushi Garden sits on a 32x48 baseplates sharing with a Japanese garden! However, Tranquil Garden set is on shelves as of right now, it’s not going to happen for a Modular Japanese restaurant with that garden, sadly. 

However, I agree with you that Modular city does need a botanical garden just like NYC has Central Park. So we shall wait and see. :)

 

Anyways, I think a large apartment builidng could make more sense for liviing. There is a few townhouses, a few apartments but we need more residential building.

Hospital or school / university are on my top list. We’re overdue for a grand, single function building since PC, FB, TH !  I think a Assembly square # 2 would arrive too soon for our little town (2 poles of attraction - 2 « downtowns » - for too few other buildings). A nice « low skyscraper » of appartements of 5-6 floors with an elevator would be a welcome addition for all my CMF that are wandering on the streets of my city for too long… I also like the bus / train station that someone has submitted a few pages ago.

Maybe they can take the "modular" approach to the next dimension with at least three base plates that can be combined in multiple ways to form multiple layouts like:

  • Normal corner
  • Inverse corner
  • U-shape
  • Straight
  • etc

I agree! Interior detail IF it can be clearly seen from “outside”, but otherwise just a “suggestion” of the interior is sufficient for me. I’d prefer those bricks be put towards a more impressive facade or an appropriate secondary / mini build, like a vehicle, street vendor, etc.

I don’t think it will be a seven-year pattern for large modular sets.. I mean Assembly Square is clearly meant to be a 10th anniversary set. Plus, it’s very difficult to foresee for another seven years. Well, we will find out in 2027.

So I feel the next modular set will not be very festive. 

There are bunch of candiiates (my guesses) for the large set:

1.) School / University 

2.) Museum

3.) Hospital
4.) Train Station

5.) Apartment Building

I doubt a train station. All of them so far have been all encompassing and unless they want to give you a train along with the building, that's out in my opinion. 

School/University, Hospital, Museum and Apartments are all very plausible. I would like a hospital myself, but since I'm rebuilding the layout over the winter and a large hospital actually won't fit, I'll throw shade on that and go with a museum or apartments.

I think a train station will not happen anytime soon, since there was one in the last round of the Bricklink designer program and another one will probably be produced in one of the next rounds, when enough people are willing to found it.

The other option of course are likely and I would appreciate any of them.

Not convinced by the seven year repeating pattern of larger modulars. I suspect Assembly Square has sold really well and they want a flagship set that entices people to buy more. As a result, I'd be surprised (but probably pleased) if the new set was a single building, as that doesn't feel as welcoming or enticing as a collection of multiple buildings. Also, from a product perspective, they are doing large single buildings in the Architecture line, which may attract a different casual/adult audience.

^ Yep ^  I find in unexpected to have a large modular release this coming year. I am not saying it is a wrong rumor just unexpected. Unexpected because; What is going to come out in 2027 for the 20th anniversary? Is is going to be even larger than the 2024 modular? If history holds, it will still be available.

Honestly I do not understand why we’re only getting 1 modular a year. It’s clearly highly anticipated and well sold every year. many of the BL and Ideas submissions are for Modulars so there’s strong evidence that the line has a loyal, motivated following. Give us more and expand the line to 2 a year!

I think one a year is more than enought for my budget and space.
