I’d love a large, single purpose building - hospital, school, court house, library, museum, post office, apartment building, etc.

But, the trend definitely seems to be for multiple buildings or at least multi-purpose buildings. That typed, they squeezed a police station amongst a doughnut shop and an unknown / repurposed building, so anything is possible - if there’s an “amusing” connection.

Unfortunately this is true.  One of my favourite modulars, 10232 Palace Cinema, was the last single purpose building.  Thats 9 years ago this coming January.  There have been a couple outside the modular line - Spring Lantern Festival and Daily Bugle - but no main line single purpose modular since PC.  Most have also had at least one frontage - with the exception of PR, DD and CG since PC.

I say this every year but a post office would be pretty cool. I’d also dig an arcade with the same level of ingenuity that we got with the arcade machine in Ninjago City Gardens.

I was thinking, we all seem to be thinking that this will be a corner modular based on past history.   However, the spring lantern festival set is technically a corner set.  Would it be possible that Lego decides that it doesn't need a corner set and then comes out with a modular that fits next to that park.  We haven't had a set with food as the main theme in a while, and many of us are thinking that this year will have a food theme.  What if the modular was a Chinese restaurant or a Sushi restaurant to go next to the festival set.  (they have the parts/prints to make the needed food already in inventory).  Also with last year being a police station, I think any public/municipal building won't happen this year.  They have never done two of the same type of buildings in a row.  So I would say the odds are slim to none on a Post Office, Hospital, School, Museum or any other "public" building.

Am I the only person that thinks it will be a 1 1/2 baseplate modular like the Assembly Square? I assume they have to take advantage of the 15th anniversary and do something that requires more real estate such as a museum, car dealership, library or hospital.

I also hope that we get a hospital or maybe a post office.

It will also be cool if we could get another 1 1/2 baseplate building in 2022.

Ninjago City and Ninjago City Gardens were corners though and they’ve had no impact - nor has Daily Bugle or Ninjago City Docks.  I think they’ll be they’re own separate line really - I kinda think we might get a smaller Chinese New Year modular restaurant or similar to go with 80107 next year.  I’ve brought this up in this thread too:

Good to see that though people may say I’m a dreamer, I’m not the only one.  What I’d really like is a 32x48 modular now, and 32x64 for 20th...  A 32x48 corner would also be pretty cool in my opinion, which it would probably be if it was 32x48 this year.

One thing I will bring up is that apparently City is getting a school in 2022.  I think this probably makes a school this coming year unlikely.

The only almost guaranteed pattern is Corner-Straight-Straight-Repeat. Other than that most other speculation is Voodoo, although they do seem to put some separation between "Public" or "Government" buildings. With the last being the Police Station I think we might see something a little more commercial/retail. Maybe a Corner Market type Grocery Store? For something like a Chinese Restaurant they can easily do that as a side building/frontage. Not unlike how they squeezed the Laundromat into the Bank. But they may surprise us and do something from out of left field.

Maybe we could get some sort of recreation/leisure related building ala the Palace Cinema. A video arcade would probably be a popular set or a bowling alley maybe.

Other than the Palace Cinema I think the only other thing along those lines we got was the gym upstairs in the Downtown Diner...

Maybe if it came with a full orchestra and a bunch of different instruments I might be interested but otherwise, that sounds boring to me.

We also have a Pool Hall and a Dance Studio. I suspect they will keep any Video Arcade's to the Ninjago Modulars which have I think 2 already? Just because they seem better suited to Ninjago's tone and setting. But I would be happy to be proven wrong. If they were to do an Arcade I can't imagine it would be any larger than the banks Laundromat. Just because you don't need anymore to convey the idea of an Arcade. For the next Modular I'm leaning towards something retail, and something that would benefit from at least half or more of the frontage of the model. Something that allows for some attention getting signage. The things that jump to mind are Grocer/Market, Toy Store, Hardware Store, Etc.

I've already built my own Post Office and Chinese Restaurant (to connect to Spring Lantern Festival), so personally I'd prefer to see something different!

I think I got the idea for a Chinese restaurant to go with 80107 from you actually - I couldn't remember who, just that I loved it when you posted it on here!

We may see something with an extra half plate build. Not unlike that little garden piece in Ninjago City Gardens. Just so there is something to square up a city block with Assembly Square. Doing a Corner with a half width extension would be an interesting approach, so long as the 16 wide could be shifted to either side.

This book is from the two brothers who run Brick City Depot. It's a fantastic Book for Modular Builders. Honestly one of the best resources out there. But it includes full instructions for exactly the building you are asking for. A Classic Corner Pharmacy with a fully detailed apartment above. Which might be why Lego would choose to do something else, as that role is already partially filled.

I saw a post on instagram(Sep 2) from Brick Fanatics claiming Mike Psiaki says there's "definitely potential" to bring back retired modulars. I haven't found this interview but I know he did some press recently.
